Switchboard Inspections in Sydney

Switchboard Inspections in Sydney

Most homeowners have never had their switchboard professionally inspected. They know roughly where it is, they know they can reset a tripped breaker, and they assume that because the lights come on and nothing has caught fire, everything must be fine. In a significant proportion of Sydney homes — particularly those built before 1990 — that assumption carries real risk.

A professional switchboard inspection by Focus Group Electrical gives you a complete, documented picture of your switchboard’s current condition, what protection is in place (and what is missing), whether your board can safely support what you are currently running through it, and what — if anything — needs immediate attention versus what can be planned for later.

We provide switchboard inspections for homeowners, landlords, property buyers completing due diligence, property managers, strata committees, and businesses. Every inspection produces a written report with clear risk levels and recommended actions — not a vague list of concerns, but a prioritised, plain-language assessment you can actually act on.

What you receive · Written report within 24 hours

A prioritised, plain-language report — yours to act on

Every finding is risk-rated (immediate action required, recommended, or monitor) and explained in plain language, with recommended actions you can plan around. We never pressure clients to commit to remediation on the day — the report is yours to act on at your own pace, or to obtain comparative quotes. For strata, the report is formatted for presentation to the owners corporation.

When to book a switchboard inspection

Buying a Property

The most important electrical check during conveyancing. Building inspections rarely include electrical detail — a licensed electrician’s switchboard inspection gives you specific information on compliance status, RCD protection and required remediation. It affects your purchase decision, renovation planning and insurance.

Selling a Property

Understand your board’s condition before listing and address issues on your terms — rather than having a buyer’s inspector raise them mid-sale. Pre-sale remediation is usually more cost-effective than a price reduction or delayed settlement.

Preparing a Rental Property

NSW landlords must fit safety switches to all power circuits. An inspection confirms compliance before a new tenancy and provides documented evidence of due diligence.

Before Solar, EV or Air Con

Any high-draw addition requires the board to be assessed first. An inspection determines whether the existing board can support it, what modifications are needed, and whether a full upgrade is required before installation.

Older Properties Never Inspected

If your home is more than 20 years old and has never had a professional electrical inspection, the switchboard is the highest-value starting point — most faults in older Sydney homes present at the board first.

    Frequently Asked Questions (FAQS)

Our switchboard inspection covers board type and age assessment, main switch rating, circuit breaker condition and ratings, RCD presence and type (Type A vs Type AC vs absent), RCD function testing with a calibrated tester and recorded trip times, physical condition of the enclosure, visible wiring condition at the board, compliance status against AS/NZS 3000:2018, and available capacity for future additions. A written report is provided covering all findings.

Most residential single-phase switchboard upgrades are completed in a single working day — from supply disconnect through to final circuit testing and CCEW issue. Three-phase upgrades or boards in complex locations may take two days. We give you a clear timeline when booking.

Yes — a temporary power disconnection is required to safely remove and replace the switchboard. We coordinate this with your electricity distributor and aim to restore power by end of the working day. We advise all households to plan accordingly.

Under AS/NZS 3000:2018 Amendment 2, Type A RCDs are required on all new and modified circuits. Type AC RCDs — which only detect sinusoidal AC leakage — are no longer permitted on new or modified circuits. Solar panel circuits and EV charger circuits specifically require Type A (or Type B for three-phase EV chargers). We upgrade to the correct type on every job.

Not always — but your board must be assessed first. If it has spare capacity, Type A RCDs and an adequately rated main switch, modification may not be required. Boards with ceramic fuses, Type AC switches or insufficient capacity must be upgraded before solar or EV charger installation. We assess this as part of every solar and EV charger quote at no charge.

Yes. A switchboard upgrade is regulated electrical work under the NSW Electricity (Consumer Safety) Act 2004. A CCEW must be issued by the licensed electrician on completion. From 1 July 2026, all NSW CCEWs must be lodged digitally via the BCNSW eCert portal. We issue your CCEW the same day the upgrade is completed.
